The USDA New Home Construction Program helps families build their own homes. This program is available to families who are below 80% of AMI. Families are grouped with other families in a development and work together on each other’s homes to perform 65% of the construction labor with the help of THD’s experienced construction supervisor. The USDA Purchase Repair Program helps families to purchase an existing home and make all necessary repairs to be code compliant and livable. In this program, the family members work only on their house. Mortgage loans are provided by the USDA Rural Development Loan Program and have interest loans as low as 1% with a loan term of 33 to 38 years; eligible families can even borrow the closing costs if needed. About Our Programs:

• New Construction: Participants work in a group setting with other households under the guidance of qualified construction supervisors who will teach participants how to build their homes. 30 hours of labor are required each week on all the houses in a group. No one moves in until they are all complete.
• Purchase/Repair: Participants obtain a mortgage that will be used to buy a house and the supplies they’ll need to renovate it. THD will send a qualified construction supervisor to train the homeowner in the skills needed to perform the work and to provide ongoing support and guidance. The participant puts in at least 120 hours to rehab the house.
• Mortgage Loans: Mortgage loans are provided by the USDA Rural Development Loan program. The loan features very low interest rates (as low as 1%) with a loan term of 33 to 38 years. Eligible families can even borrow the closing costs if needed.
