THD works to provide housing programs in Fayette County, PA, and beyond to families with low to moderate incomes.
Through partnerships with local banks, redevelopment authorities, and municipalities, THD builds and sells new homes to people of varying incomes. A certain portion of its new homes are sold to lower-income families at or below 80% of Area Median Income (AMI). As an example for a family of 1-4, a household’s income cannot exceed $80,950 in a calendar year. The remaining homes are sold at market rate to families of any income.
Through this component, THD has constructed some of its homes in subdivisions it has developed, leading to the formation of vibrant communities.
THD purchases and rehabilitates homes that are sold to families at or below 80% of the AMI. Participating families must have 3% of the total purchase price at closing and must secure a mortgage loan for 80% of the cost of the home. The other 17% of the purchase price and all of the closing costs are provided to the family through a five-year forgivable second mortgage.
This project is made possible through a partnership with Pennsylvania’s Department of Community & Economic Development along with local county and municipal redevelopment authorities.
Save by building or repairing a home of your own. The Self-Help Housing Program provides homeownership opportunities for those who qualify (new construction or purchase repair). No experience is required.
